Alcudia areas & neighbourhoods

Alcúdia is not a single area. What an outside buyer perceives as "Alcúdia" is in fact six or seven sub-zones with very different identities, prices and daily rhythms. Understanding these differences is the first thing to do before booking a viewing, because the same budget can translate into a very different lifestyle depending on the neighbourhood.

This category breaks down the residential areas that matter most if you are looking for a primary or second home: Alcanada (next to the Golf Club and the rocky cove with a lighthouse islet), Mal Pas-Bonaire (easy access to small coves and the Cap des Pinar), Es Barcarès and Es Morer Vermell (facing the bay of Pollença, very calm residential atmosphere), Bonaire-Manresa (consolidated residential area with year-round services), residential Port d'Alcúdia (close to the marina but away from the tourist bustle) and the developments along the La Victoria peninsula (wild landscapes and maximum privacy).

For each area we describe what you find within a 10-minute drive, which services run year-round, what the off-season restaurant scene looks like, the level of community fees and the type of buyer that fits best. The broad comparison is a good starting point.

If you are visiting Alcúdia to evaluate where to buy, we strongly recommend coming at least once in summer (July or August) and once in February. The place you love in August can feel very different in mid-winter, and vice versa.
